£65 covers a home with up to 3 bedrooms, then £5 for each extra bedroom. A four-bedroom home is £70 and a five-bedroom home is £75. That is the whole price, with no deposit and no hidden extras.

You have 14 days from the day after you order to cancel for any reason and get a full refund. To cancel, email info@ecofutures.uk, call 07359 069886, or write to us at 49 Whitegate Drive, Blackpool, England, FY3 9DG. A clear statement is enough. You can also use our cancellation form.
If you ask us to carry out the EPC within those 14 days and then cancel before it is done, you pay a proportionate amount for the work already carried out. Once the assessment is done and the certificate lodged, the right to cancel ends.

The first visit costs the same as a straight EPC. From there we can gather extra evidence, model exactly what it takes to get the property to C, and point you at approved installers. Each step is priced separately, and only if you take it.
What happens next

We call to confirm
We ring you on the number you gave to fix the visit. We aim to have your assessment booked within 24 hours of your order.

Certificate lodged
The visit takes about 45 minutes for a typical home. Your EPC is then lodged on the national register and the link returned to you within 2–24 hours of lodgement.
What the price includes
The visit, the assessment, lodging the certificate on the national EPC register and emailing you the link. That is everything.
What we do not do
- We carry out domestic EPCs only, for houses, flats and maisonettes. We do not carry out commercial or non-domestic EPCs.
- Whole-house retrofit advice is a separate service, quoted to your property.

Valid 10 years
Once lodged, an EPC is valid for a decade, though a retrofit is a good reason to refresh it.
Measured, not guessed
EPCs are produced by an accredited assessor on RdSAP, the same measured data that drives your retrofit plan.
Most homes built before 1990 sit at D or below. Moving up to C is usually a fabric-first job: insulation and draught-proofing before new heating.
An EPC tells you the score. A retrofit assessment tells you what to do about it.
A standard EPC gives a rating and a generic list of improvements. A whole-house retrofit assessment goes further: moisture, ventilation, how you actually live in the home, and the right sequence of works.
